Some parts of Primary market are much tighter than the national market
The National Association of Realtors counted 4.9 months of supply across the U.S. in August 2026. That number means very little for your street. In Primary market, the three months ending July 31, 2026 told a split story. Some ZIP codes were far tighter than the country. Others had more than twice as much supply. Where your home sits on that range shapes what you should expect.
How tight is your ZIP code?
The Real Estate Data Aggregator tracked supply for each ZIP code in the three months ending July 31, 2026. The chart below shows every ZIP code, from the tightest to the slowest.
The National Association of Realtors put the U.S. at 4.9 months. ZIP codes 92346 and 92345 were at 2.7 and 2.8 months. That is well under the national number. Sellers there faced more competition among buyers. ZIP codes 92315 and 92352 were at 14.9 and 12.2 months. That is well above the national number. Buyers there had more choices and more room to negotiate.
The tightest ZIPs: more competition, faster contracts
In ZIP 92346, the Real Estate Data Aggregator counted just 2.7 months of supply in the three months ending July 31, 2026. That was down 1.5 months from a year before. Nearly 4 in 10 homes there went under contract within two weeks of listing. The median sale price held at $580,000, unchanged from a year before.
ZIP 92345 was nearly as tight at 2.8 months of supply, per the Real Estate Data Aggregator. The sale-to-list ratio there was 100.1%. More than 1 in 3 homes sold above list price. Not every home sold fast, but the conditions favored sellers who priced carefully.
ZIP 92335 was at 3 months of supply, down 1.2 months from a year before. The Real Estate Data Aggregator counted 55.6% of homes there selling above list price. That is more than half. The median sale price rose 5% to $582,500.
The slower ZIPs: pricing and patience matter more
ZIP 92315 was at 14.9 months of supply, up 1 month from a year before, per the Real Estate Data Aggregator. That is three times the national number. Homes there sat a median of 69 days before selling. Only 13.6% went under contract within two weeks. Sellers there are not in a weak spot, but they do need to price for the market they are actually in.
ZIP 92352 was at 12.2 months of supply, down 1.9 months from a year before. The Real Estate Data Aggregator counted 97 homes sold there in the three months ending July 31, 2026, up 6.6% from a year before. Pending sales rose 22.8%. So activity is picking up, even if supply remains high. Prices dipped 11.9% to a median of $665,000.
The middle of the market
Several ZIP codes sat close to or just under the national 4.9-month mark. ZIP 92392 was at 4.1 months. The Real Estate Data Aggregator counted 44.3% of homes there selling above list price. ZIP 92308 was at 3.6 months, with a median of just 46 days on market. These areas moved faster than the national pace.

What the national picture adds
The National Association of Realtors reported that U.S. existing-home sales fell 2.0% month over month in August 2026. They were still up 1.6% year to date through August. The Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year between the second quarter of 2025 and the second quarter of 2026. Freddie Mac put the average 30-year fixed rate at 7.03% as of September 24, 2026. Those national numbers set the backdrop. Your ZIP code's supply number is what tells you where you actually stand.
